About the UK House Price Index

The UK House Price Index (UK HPI) is the official and most comprehensive measure of UK property prices. It is jointly produced by HM Land Registry, the Office for National Statistics (ONS), the Registers of Scotland and Land and Property Services Northern Ireland.

Unlike lender-based indices, which are limited to mortgage data from specific institutions, the UK HPI includes every residential property transaction in England, Wales, Scotland, and Northern Ireland — covering both mortgage and cash purchases. This makes it the definitive reference for long-term housing trends and regional analysis.

The index is calculated using official Land Registry data, reflecting prices at the point of completion rather than mortgage approval. This means it provides a more complete but slightly lagged view of the market compared to the Nationwide or Halifax indices, which often move first.

The UK HPI is published monthly, typically around six to eight weeks after the end of the reference period. It reports national, regional and local authority-level prices, and includes breakdowns by property type, buyer status (first-time buyer or former owner-occupier), and funding method (cash or mortgage).

The drawdown from peak metric on this page measures how far prices are below their previous highs, offering a simple way to visualise market downturns or recovery phases. This can help identify whether prices are consolidating or rebounding after periods of correction.

Because the UK HPI incorporates all recorded sales, it is widely used by economists, government bodies, and housing analysts to inform policymaking, planning and long-term market assessments. It is also the preferred source for official inflation-adjusted housing data in the UK.
